TLDR I think Jer is going to get close to 2M.
In my uninformed and retarded opinion, a lot of the goofy design choices will detrimentally impact the sale price. Although to what degree, I have no idea. While something like the fish tank increases the value on paper, it inherently limits prospective buyers.
Granted, it could be fortunate
if they're interested in a massive fish tank, but then it boils down to if they like it in that location. Whereas if they aren't interested in the fish tank, they'll use that as a factor during negotiations. Which could obviously buttfuck Jeremy if there isn't a large pool of potential buyers seeking a home in the first place.
That's why one of the numerous reason that shit like the RC track was laughably stupid. If it was something most people found vaguely useful, like a green house, chicken coop, storage shed, etc., he could leave it (relatively) as is because buyers might see value in it. Instead, it was a hyper-niche, unused eyesoar in disrepair that he has to demolish because it would bring down the sale price. Ofc, the embering remains are gonna bring down the sale price as well, but that's what happens when you do the shit he did to that property. God can only imagine all the other zany shit that Jeremy did to the house: that worked for Jeremy but doesn't work for the rest of the population.
Either way, it really only comes down to the housing market for that area within the same price range. I know he's not
in Milwaukee, but he's definitely in that sweet spot of about 40 minutes away where rich people tend to congregate. However, I ain't got no clue about the area itself, as far as if it's a booming/busting city.
