We actually don't know this, it's only been an assumption. We only know of two times anything happened between Jared and Holly: February 2018, when Heidi was affirming it and allowed it to happen, and between October and December 2018. I don't remember who said it but Jared was trying to get a divorce around October 2018, and Heidi refused to let it happen. If you're actively trying to leave your wife and she won't let you, I don't really think you're cheating to begin a relationship with someone else. You're already done with the marriage and have made that clear. He may have realized Heidi was an abusive lunatic and Holly was who he really wanted to be with. Holly had only just divorced Ross too, and unless someone has other proof, we don't know of anything that happened between February and October.
I started to see if there was any evidence that they had, and was able to connect a few dots.
Jared says that he was trying to divorce Heidi in October, 2018, but Heidi was refusing to allow a divorce to happen:

It's possible that Jared knew his relationship with Heidi wasn't healthy, and wanted to be with Holly. He decides to leave Heidi and she becomes hostile, taking his career and reputation hostage. That means the texts about DCA were probably in response to Jared trying to divorce Heidi, where you can see he's broken and desperate. I think the red name is Chris of DCA so she was clearly threatening to ruin him publicly if he didn't do what she told him to do. Jared doesn't look like the abuser here at all, he looks like the victim, and Heidi is threatening to ruin everything he's worked to achieve if he leaves her.

Heidi's post about finding messages as proof that he was cheating, coincidentally, were from October to December, 2018. This would be after Jared tried to separate from Heidi and she began to hold his career hostage.

Holly says the divorce was allowed only after Heidi obtained pictures and texts she could use as leverage for revenge. This was either the proof of Holly and Jared seeing eachother in October (after he tried to divorce her and she didn't let him), or the accusations of pedophilia which now have no proof.

It really looks like Jared started getting closer to Holly after he started the separation process, which isn't cheating to me. He wanted to be done with Heidi and made that known. She began to threaten him and he may have stayed out of fear, because she was willing to ruin him, Holly, and everything they had worked on. Holly and Jared say he tried leaving multiple times, so he may have been looking for an amicable way to divorce her. When Heidi knew it would be more beneficial to get a divorce instead of staying with him, she finally leaves on Jared's dime, then posts on Facebook, making him look like the villain of this story, while he makes a very generic post not accusing anyone on Twitter. Heidi had to get in front of it and went on the attack. Call him the abusive gaslighter. Say he was cheating. Blame Holly for the divorce instead of accepting that threats don't make for a happy marriage. She knows that the mobs will form against him and we saw her get exactly what she threatened: He lost hundreds of thousands of subscribers, his position on DCA, even his twitter verified status. His career on youtube may never return, and his presence will be seen as toxic.
I feel bad for Jared. The worst crime he may be guilty of is wanting to leave an abusive, vindictive wife for someone that genuinely seems to care about him. She threatened to ruin him if he left her, and when he finally did, she called what she did a "public execution", while saying she's a survivor and victim and he's the abusive one. Heidi played everyone.
