probably at least since the subprime meltdown
You could actually get some really fantastic deals up until like 2015 or so. A buddy of mine snapped up a house for like 50k around then and then a few years later sold it for 130k to downsize to a fully paid-off crack shack.

That shit's over though. Anyone who thinks current $200k+ prices at 7% are sustainable when the median household income is $77k is fucking delusional. Literal magical thinking and if we were serious as a society we would stop entertaining these delusions.

Spores, molds, and fungus are not intimidated by your intellectual prowess you fucking low IQ-race-baiting-commie-nog.
We should all be blessed with such enemies. Leftists accuse the media of having right-wing bias for simply covering the Mayor of Chicago's press conference. See, they should hide shit like this to be neutral.

The best investment you can make to keep the value of your house intact at the moment (if you have 50k burning hole in your pocket) is to get some armored doors and bullet resistant windows on at least the first floor of it (if you don't live in a wooden one that is).

Frankly this sounds insane. Your way wipes out everybody, because guess where everybody's 401ks are invested? Guess where a huge chunk of index funds are invested? That wipes out retirees and companies, which wipes out jobs in one of the last high-paying industries left for the average man. It also wipes out the disposable income people have been using to float other unhealthy industries. We are a service economy and if there is no money to pay for services we all fall apart. It's the reason the fed is choosing inflation over deflation.
I just want to be able to afford a fucking house and not have all the jobs taken by jeets

when they put together a serial killer's profile, it's always something like: (1) white (2) over 40 (3) divorced (4) sexual impotence.
That's the "sexual sadist" type. Women like the idea of it, so it's featured in a lot of media. Then you check the numbers and find out that female-victim serial killers are just niggers killing hookers.

The common "profile" (which has never led to a single perp identification) is the rarest in reality. And they're not disproportionately white. Asians (the good ones) are slightly overrepresented. You should like that.

Overall i feel like leaving it decriminalized is the lesser evil.
Just leave it to the states. The biggest problem with weed for potheads is that there are no down sides. Some people get paranoid, but if you're a pothead you don't get that reaction. You don't get a hangover, you don't puke, you can just be high 24/7.
If you are putting all your 401k money into real estate funds, you are kinda stupid.
Apparently Trump changed 401k rules so you can more easily invest in different assets through your 401k. Which includes real estate and crypto. This will undoubtedly affect those assets.
