Advice I hear, which may be bad advice, is that it is good to carry some debt and to consistently manage that debt to let creditors know you're responsible with money (ass backwards but okay) which is why getting auto loans and mortgages can help your credit score in the long run. Apparently it's less about the amount of money and more about the process. Mortgage-lending banks can be really particular about how they accept the final payment on the loan, no matter how big that final payment is. On their end they need to release the lien on the property and possibly do other filings with the local jurisdiction, and they'll want to make sure the loan is paid to the last cent (including any interest accrued day-to-day between statements) before they commit to anything. That means the process of closing out a mortgage is more deliberate and manual than your routine monthly payments.
