There’s no way “everybody” says $316K, that makes no sense. There’s no vagueness on numbers on mortgage foreclosure documents and amounts owed.

I’ve looked at what you uploaded and still interpret it as Nick has a house valued at $800k (or there about) and using it as collateral got a $316k (or there about) mortgage on it. The trust owned it free and clear so a bank was happy to loan him $316k for a house valued near $800k, they view that as a very low risk mortgage.

I don’t understand why you or your buddy think he got a larger mortgage on the home.

If I recall correctly, Dax has a BS in CS from UCLA, and some experience in the field.
He's also correct about the absence of a gap in talent. Whites and Asians are much smarter in CS than Indians, on average. It's just that there are so many of them, and white Americans are sadly decadent when it comes to choosing fields of study.

Edit: I'm sure it's all in his thread which I'm too lazy to dig up, but a quick LinkedIn search brings up Caltech (even better) instead of UCLA. Could swear he bragged about attending UCLA, though. Why you would do that when you have Caltech creds, I don't know.

Est. lendable equity just means that that's probably what a bank/lender would quote him. It has nothing to do with his actual mortgage. The loan amount is the loan amount. The bank's not just going to change that on a whim without a lot of extra paperwork. And this is a regular mortgage, meaning Nick just cashed out on his equity to party and due drugs instead of doing anything useful with it. People do this all the time to take out equity on hard assets to invest in other things that would presumably pay for the mortgage and then some (not Nicky boy over here though).
